12Build is a technology-forward company that operates a digital procurement platform tailored for construction and real estate development projects. Founded to address inefficiencies in sourcing, pricing, and managing materials and subcontractor services, 12Build positions itself at the intersection of construction, software, and data analytics. The platform is designed to connect buyers—such as general contractors, developers, and project managers—with a broad network of suppliers across building materials, equipment, and professional services, enabling more transparent, competitive, and trackable procurement outcomes. The core idea is to replace or augment traditional, paper-based, or loosely managed procurement processes with a centralized online marketplace that offers price benchmarking, fast supplier discovery, and streamlined purchase workflows. In practice, this means users can search for required materials and services, compare quotes from multiple suppliers, issue electronic requests for quotations (RFQs), negotiate terms, and convert approved quotes into purchase orders that flow through the platform into the supplier’s order management system. The system commonly includes supplier onboarding and qualification tools, so buyers can verify capabilities, certifications, insurance, lead times, and performance history before inviting suppliers to bid. A central repository of product catalogs and technical specifications helps standardize parts and reduce ambiguity, while versioned pricing and spend transparency help project teams manage budgets and forecast costs with greater confidence. Beyond quoting and ordering, 12Build emphasizes end-to-end procurement workflows. In addition to RFQs and e-commerce style shopping, the platform typically provides contract management features, supplier performance analytics, and spend analytics aimed at improving cost control and risk management. Users can create and manage project-specific catalogs, codify procurement rules, and leverage workflow automation to route approvals, change requests, and variance reporting. The platform also often includes procurement governance features, such as role-based access control, audit trails, and compliance checks to support corporate procurement policies, financial controls, and regulatory requirements. From a product perspective, 12Build offers a suite of modules that may include procurement marketplace functionality, bid management, supplier onboarding and qualification, contract and price management, invoicing and payments, and integration with enterprise resource planning (ERP) systems and accounting platforms. In practice, API integrations enable pull-through of approved purchase orders, push of invoiced amounts, and synchronization of supplier catalogs with internal product data. This connectivity is a key differentiator for construction projects that rely on multiple vendors, subcontractors, and on-site procurement channels, because it reduces manual data entry, accelerates cycle times, and improves data quality across the supply chain. The platform’s analytic capabilities typically focus on spend visibility, supplier performance metrics, category benchmarks, and trend analyses that help project teams forecast material costs, identify levers for savings, and detect procurement risks such as supplier default or price volatility. Operationally, 12Build specifies a business model that centers on solving procurement pain points for construction teams. By consolidating supplier discovery, quoting, ordering, and payment into a single digital environment, the platform aims to reduce maverick purchasing, improve supplier competition, and create a more auditable, end-to-end procurement trail for audits and financial reporting. The user experience is designed to be intuitive for construction professionals who may not be procurement specialists, with guided RFQ workflows, standardized templates for common material categories, and lightweight, mobile-enabled access for site teams who need to verify availability, check lead times, or place urgent orders from the field. The emphasis on speed and accuracy addresses a well-known bottleneck in construction projects—the procurement cycle—which, if managed poorly, can lead to schedule delays and budget overruns. In this sense, 12Build aligns with the broader category of construction technology companies that seek to digitize supply chains, reduce manual inefficiencies, and bring data-driven decision making to the front lines of project delivery. Strategically, the company’s narrative often highlights how a modern procurement platform supports better vendor competition, standardized product data, and broader supplier participation. By enabling buyers to source equipment and materials from a wider pool of verified suppliers, 12Build helps project teams secure more favorable pricing, reduce procurement risk, and gain clearer insight into spend patterns across a portfolio of projects. For regional and national builders, the platform can scale across multiple sites and project types, providing a consistent procurement experience whether orders come from an on-site office, a central procurement hub, or a contractor’s mobile device. The ultimate objective is to improve overall project performance by aligning procurement activities with project schedules, inventory commitments, and cash flow planning, while maintaining compliance with internal policies and external regulations. While market specifics, feature sets, and integration capabilities can evolve as the platform matures, 12Build's core offering remains the digital transformation of construction procurement—creating a transparent, connected, and efficient supply chain for builders.
